"Hi everyone. Andy Ran here from Montana Land Source with this week's video summary of the Montana Land Report for September 30th, 2020. Thank you for viewing. A little bit of a quieter week in the market:

26 total property updates this week, which is a little bit down from prior weeks, but still healthy.
• two properties back on the market
• eight new listings
• seven pending sales
• three price changes
• one revised listing, and
• five sold properties

Like we've talked about in prior episodes, smaller acreages, not a lot of large acreage transactions. Mostly small and medium size acreage, and no large acreage trading.

I pulled some stats for this year from our database. Prices on a per acre basis across all of Montana across all property types are up nineteen percent since 2019, and days on market are down twelve percent since 2019. So a very active very healthy market. We'll watch as we head into the fall into the closing of the year to see where we stand. Typically things slow down as we head into winter, but again, very strong very active market.

In land news, episode seven of the Ranch Investor podcast is out. We interviewed Shaylen Bauer, who is a ranch consultant, management consultant with good information on managing property. Shaylin went to college, MSU, with my daughter in the Sustainable Food Systems program, so that was exciting and fun to meet with her and interview her. In upcoming land events, the Billings Farm and Ranch Brokers are meeting next week. The meeting is in person here in Billings, but also on Zoom. We have decided we're going to continue with Zoom, even as we move out of restrictions on meeting in person and whatnot. We think it's a great resource for brokers and rural real estate industry professionals across the state to be able to tap into those meetings. We've got great presenters and great content going on in those meetings. This week our presenter is going to be Shane Flowers. He purchased Miles City Quality Meats, and is working on more meat processing and local markets for meat producers. Not exactly directly tied to real estate, except that meat production is a huge land use in Montana, and there has been a limitation on processing facilities and therefore local markets and that kind of development. So it'll be very interesting to hear from him on that.
