"Hi everyone. Andy Rahn here with Montana Land Source with this week's video summary of the Montana Land Report for February 17, 2021. We put out the Montana Land Report every Wednesday. It summarizes all the new listing activity in the Montana land market for the past seven days, as well as news and events relative to the Montana land market.

Another busy week in the market this week.

• 4 properties back on the market
• 9 new listings
• 11 pending sales
• 4 price changes, and
• 3 solds

2021 is starting off as a busy year again in the Montana land market, after an extremely busy year in 2020. And of course, the big question is what's in store for us as we move through 2021? There are many indicators we use to try to track the Montana land market, and gauge the strength and the heat of the market.

One interesting thing that's shown up recently, is one of the things we track and one of the things we report on is price changes every week. As I said, there have been four price changes in the past week. We haven't in the past characterized whether they are decreases or increases in price, because 90% of the time or more they're decreases in price. It's not very common for a property to be on the market at a certain price, and then be increased. It's usually the other way around. However, in early 2021 we are seeing a reversal on that. All four price changes this week are increases in price. And in addition, of the four properties that are back on the market, two of those properties are back on the market at a higher price. So clearly there is strength in the market from seller perception and listing perception. On pricing, sellers and their brokers are feeling confident and raising prices on these listings. So that will be interesting to watch as we move forward into 2021.
