"Hi there everybody. Andy Rahn with Montana Land Source, with this week's video summary of the Montana Land Report for March 21st, 2021.
The market continues to be incredibly hot moving forward into 2021. I’ve had lots of conversations with brokers over the past week or two, and everybody is just blistering busy and can't believe how hot this market is. There are big concerns about inventory continuing to drop. I would say, if you have property listed that is not moving or taking interest in this market, you might have an issue with how that property is priced or marketed. But boy, just a crazy time in the market. I've talked about this in earlier videos, I somewhat expected the market to slow down a little bit possibly in early early 2021. If nothing else, with light at the end of the tunnel with COVID, and maybe just even recovering from 2020. But that just does not seem to be the case. The market is as hot and moving as ever.
This week we have a total of 30 property updates:
• 2 properties back on the market
• 9 new listings
• 7 pending sales
• 2 price changes
• 1 revised listing, and
• 9 solds
So, far more properties selling and going into pending than new properties are coming on the market. And we have seen this for months and months and months. More selling and moving than coming on the market. So I'm really watching that closely to see where this takes us with a lack of inventory. Whether we'll see more properties hit the market, or what's going to happen, will be very interesting to see.
In other news, a new edition of the Ranch Investors podcast was dropped. This is a great one with Nick de Castro with LandTrust. Nick has developed an online platform, which is essentially an “Airbnb” for hunting and ranching. So an opportunity for landowners to make their properties available to hunters and recreationalists. A very interesting progressive and innovative platform that has a lot of potential to bring a new market, and bring additional value to landowners, and additional opportunities for hunters and anglers. Apparently it's been very successful, and growing rapidly. Something definitely to check out. Nick is an innovative and aggressive guy, so check that out, a very good podcast.
Also in news, next week at the Montana Farm & Ranch Brokers meeting, we were going to have the founder of Western Water Markets presenting for that meeting. She has created an online platform for water markets, so very interesting. Obviously a parallel there, a corollary there with Montana Land Source in terms of bringing information and a marketplace online. So very interested to see that.
