"Hi there, Andy Rahn with Montana Land Source with this week's video summary of the Montana Land Report for April 21st 2021.

We saw a higher than usual amount of new listings in the market this week, so perhaps some balance restoring to the market. All through 2021 we have typically seen more pending sales and more sales than new listings coming on the market.

This week we got 11 new listings, only two pending sales, although nine sales which is a good healthy number. But nonetheless, we're starting to see more properties into the market. We're starting to see some properties back on the market, and we're also starting to see some price changes. People lowering the prices on their listings, presumably that aren't getting enough activity in this hot market.

So a total of 30 property updates over the past seven days:
• 3 properties back on the market
• 11 new listings
• 2 pending sales
• 3 price changes, those were all price reductions
• 2 revised listings, and
• 9 sales

So a pretty healthy market. Again, just a phenomenal amount of sale activity and a lack of supply in the market. Most brokers continue to give feedback that they have more buyers than inventory at this point.

In news, in the upcoming Montana Farm and Ranch Brokers meeting which is in about two weeks in early May, we are going to have Dennis Iverson, the lobbyist for the Billings Association of Realtors, talk to the group. He's been up on the hill for the legislature, so he'll update us on the legislature and issues relative to rural Montana real estate. That will be a nice resource and nice information for the industry.

The newest edition of the Ranch Investors podcast we had Jerome Chvilicek, long time farm and ranch manager for Hall & Hall, come and speak to us about land management. Some interesting historical perspective, especially as long as he's been in the business and the changes he's seen and new ownership priorities. So a great podcast.
