It is December 30th, 2020, the last week of the year. It has been quite a year in the Montana land market, very high demand for land in Montana. Preliminary data shows that volume of transactions is up about 20% in 2020 over 2019. That is a low estimate, as we still will have sales coming in for even the next month or so. It can take a good month or two to truly close out the year, so I suspect it will be a bit higher than that. And land values are higher as well, so far data is showing about 18% increase on median per acre land value in 2020. So a very robust year. A lot of changes in the Montana land market, a lot of different phenomenon than what we've seen in the past. One of the big changes is, for years we've seen higher demand for unimproved or minimally improved properties. There's a lot of over improved properties in Montana, and a lot of those properties tend to suffer in the market. However this year turned that on its head somewhat. Basically, the need for immediate housing and immediate residential facilities in Montana have grown that part of the market. So anything with the roof on it so to speak had much higher demand than in years past. Also I believe there's been far more transactions this year that took place outside of the market, direct seller to buyer type transactions not needing to be fully marketed. So just a very interesting year in the Montana land market. As far as the last week goes, we've had 24 property updates: • 2 properties back on the market • 4 new listings, although 3 of those are actually configurations of the same property, so not very many new listings this week • 8 pending sales, and • 10 sales So finishing strong at the end of the year. And as I stated earlier, keep an eye out for our reports as we close out the year to show how much stronger 2020 was. And we'll be interested in going into 2021. We are having lots of conversations about whether this bull market will continue, and to what extent as coronavirus hopefully becomes behind us somewhat in 2021.
