Only 8 miles Southwest of Bozeman, just East of the small community of Gallatin Gateway lay these 192± deeded acres. From the property, there are fantastic views of four mountain ranges– the Spanish Peaks, the Tobacco Roots, the Bridgers and the Hyalite Mountains. The ranch is currently leased to an excellent neighbor/farmer who rotates crops of grain and hay. 161± acres are irrigated with the renter’s pivot and some wheel lines, plus some flood irrigation. The growing season in this part of the Gallatin Valley is just over 90 days. Excellent water rights including 250 acre feet from the Middle Creek Water Users Association will transfer with the sale. An additional 7.0 CFS out of Cottonwood Creek and the Gallatin River, as well as the rights for two wells will also transfer. Improvements include a metal shop, 2 hay sheds, 2 equipment sheds, an older wood shed, pump house, scale/squeeze chute, loading chute, and 3 grain bins. The ranch is legally subdivided into eight, 20+acre parcels, so it would make a fantastic Conservation Easement. It has been estimated that a buyer could possibly write off about half of what he paid for the property. However, this would have to be substantiated with an appraisal.
